DDA has the capability to develop projects as a principal or on behalf of clients or partners. With experience and a presence in many markets, DDA works with a network of professionals to identify development opportunities as either ground-up development or asset repositioning. DDA and its partners carefully manage each element of the due diligence process in order to increase the likelihood of the successful acquisition of an existing property or the development of a new property at a competitive price.
Third-party development services include:
- Analysis of the supply and demand dynamics of a selected market or submarket
- Analysis of the zoning and entitlement processes
- A thorough review of the existing or proposed financial structure of the property
- Detailed review of building expenses and analysis of potential operating cost savings
- Market validation of leasing assumptions and identification of prospective tenants
- Management and coordination of environmental consultants, legal counsel, tax experts and other professionals within and outside of the organization
Consulting:
DDA Development provides third-party development and management consulting services with a focus on structured-finance developments (Section 42 tax credit consulting). DDA has represented developers and property owners seeking to apply for and syndicate low income housing tax credit projects and has successfully applied for and received tax credit allocations in nine different states with tax credit awards totaling over $140,000,000.
DDA has recently represented for-profit and non-profit corporations and partnerships in seeking federal stimulus money under the Federal Neighborhood Stabilization Programs (NSP 1 and NSP 2), and has acted as an advisor to a large homebuilder and a large regional apartment development company.
Brokerage:
Bowen Arnold is a licensed Real Estate Broker and the sole shareholder of West Neptune Investments, LLC, a licensed Real Estate Brokerage Company.
Management:
DDA has formed a strategic partnership with a large management company and can provide a full line of management services.
NDC Real Estate Management, Inc. NDC is a Pittsburgh-based, full-service management company that specializes in managing multi-family developments, primarily affordable housing. NDC manages all types of affordable developments including tax credit developments and projects with HUD-based assistance (Section 8, and the HUD 202 and HUD 236 programs). NDC manages all of DDA’s apartment developments and is one of nation’s top 50 tax credit property managers with over 10,000 units under management.
Construction:
DDA works with a team of skilled design and construction professionals with a track record of overseeing the completion of quality construction projects in multiple markets throughout the US. This team brings experience working with clients in creatively-designed and engineered projects that incorporate green design solutions for new developments and renovated projects.
